As I've written many times, despite my fondness for SUPERTRAINS in all of their forms I do agree that there's much less point in building them if land use rules along corridors/around stations aren't changed to allow more transit-friendly and denser development. Tempe land values around the new light rail system have been going up, while values in Mesa and parts of Phoenix haven't, because Tempe
changed their codes.
