Mostly kidding as I really don't know enough
about the SunRail route, though from what I can tell there isn't a lot of residential development close to stations. And that might be fine. We build roads to nowhere all the time, and development follows. The key is what kind of development will ultimately be allowed and actually developed. It just isn't worth putting in rail if it primarily follows a park-n-ride model. The more parking spots you have near a station, the harder it is for anyone to live within walking distance.
