They built a ballpark and didn't surround it with
acres of parking lot. These things aren't that complicated. Get 20,000-40,000 people showing up to 80+ home games per year, easy enough to be a quick after work diversion, and you create a lot of foot traffic by people looking for something to do before/after the game.
